Additional Rules
By booking this home, you acknowledge and agree to the following:
1. No parties, unapproved gatherings, or events of any kind allowed. Noise must be kept to a minimum between the hours of 9pm – 7am. If we must ask you to leave for noise violations or a party, you will be fined $500.
2. No smoking allowed. Cigarette butts must be disposed of in the trash. You will be fined $2,000 for smoking inside.
3. While we love our furry friends, pets are not permitted, as many guests have sensitivities. A deep cleaning unauthorized pet fee of $300 will be charged if clear evidence is found.
4. No unregistered guests allowed. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The host has not represented this unit as an event facility, therefore, there is a limit to the number of any visitors at any one time (in addition to registered occupants). At no time may any of these visitors remain overnight or assume any guest privileges whatsoever. You will be charged an additional fee of $50 per unregistered guest.
5. The host is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The host is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
6. Early check-in and Late check-outs are not permitted without prior discussion, as our cleaning teams are punctual. Late check outs require additional cleaners to be brought in, and will be charged at $50 in half hour increments.
7. Host happily invites children with the following stipulations:
- Children must be supervised by an adult at all times
- Guests are responsible for any and all necessary baby proofing
- Guest must thoroughly inspect any provided child items, including but not limited to high chairs, pack & plays, baby gates, etc. Host does not & will not inspect these items for liability reasons; Guest assumes full liability for use.
8. Please don’t rearrange the furniture
9. Please use black wash cloths for makeup removal
10. Please flush ONLY toilet paper
11. Do not leave fire pit unattended and on when not in use
12. No tampering with outdoor cameras or noise devices. If you unplug a security or noise device, you'll be removed from the property without refund.
13. You agree to use the pool / hot tub at your own risk.
14. We understand that guests may occasionally leave personal items behind after their stay. While we do our best to assist in recovering lost belongings, Rank One Stays does not offer shipping or mailing services for lost and found items. If you believe you’ve left an item at one of our properties, please contact us as soon as possible. We can arrange a convenient time for you to retrieve the item in person while our cleaning team is on-site. For security reasons, we cannot grant access to guests outside of scheduled cleaning times. Please note that unclaimed items will be held for up to 14 days before being responsibly discarded or donated.
We do not supply propane for the grill or fire pit. Guests can purchase tanks, and we will reimburse up to $30 for one full tank per appliance for each reservation, with a valid receipt.
We LOVE our neighbors and please ask you to be conscious of them. Please keep noise to a minimum between 10pm-7am. If we need to ask you to vacate the property because of noise or a party (more than registered guest count), you will be fined $500 and will not get a refund for remaining days.
In addition, the property is monitored with outdoor security cameras and noise detection hardware.
We want every guest to have a 5-star stay, and we take any concerns seriously. If something isn’t right during your stay, please message us immediately through the booking platform so we can resolve it as quickly as possible.
Reporting Issues
To help us fix problems fast and fairly:
- Issues must be reported as soon as they are discovered
- Communication must stay in the platform message thread
- Guests may be asked to provide photos/videos so we can verify and respond appropriately
- Guests must allow us a reasonable opportunity to correct the issue during the stay
Our Approach: Resolution First
We operate like a professional hospitality provider. That means our first step is always to resolve the issue, not issue discounts. Most concerns can be corrected quickly with replacement items (towels/linens/etc.), a cleaner revisit, or a handyman/vendor visit.
Refunds / Credits
We do not offer partial refunds for minor inconveniences or isolated housekeeping/maintenance items that are corrected promptly.
Refunds or credits are only considered in cases where there is a major issue that materially impacts the stay, cannot be resolved in a reasonable timeframe, and results in a verified loss of use of a significant part of the home/amenity.
Examples of issues that may qualify (depending on severity and duration) include:
- No hot water
- No heat/AC in extreme temperatures
- Major plumbing failure
- Major leak impacting livable space
- A verified safety/security issue
- A serious cleanliness issue that cannot be corrected promptly
Safety & Security Issues
We take guest safety seriously. A safety issue is defined as a verified condition that creates a reasonable risk of harm and cannot be corrected promptly.
A safety issue does not include minor maintenance issues that are addressed quickly, including:
- A CO/smoke detector malfunction or false alarm that is resolved promptly (reset/replacement)
- A tripped breaker/GFCI that is restored promptly and is not accompanied by burning smell, smoke, sparking, or exposed wiring
- Minor leaks or intermittent drips (including near fixtures) that are contained and repaired promptly without making the space unusable
Refunds/credits are only considered for verified safety issues that materially impact the stay, provide proper evidence, and cannot be corrected in a reasonable timeframe.
What Does Not Qualify for Refunds
Examples that generally do not qualify for partial refunds include:
- A hair on a towel or isolated cleaning oversight
- Minor dust or small missed areas
- Minor maintenance issues that are repaired quickly (loose handle, small leak repaired same day, etc.)
- Weather-related or city-related factors outside our control (noise, traffic, construction, etc.)
- Personal preference issues (layout, decor, mattress firmness, etc.)
Access for Repairs
Guests agree that if an issue is reported, we may need to send a cleaner, handyman, or vendor to correct it. Refusing access may limit our ability to resolve the issue and may impact eligibility for compensation.
Fairness & Consistency
Any credit/refund decision is based on:
- Verified issue documentation
- Severity and duration of impact
- Whether we were given the opportunity to correct the issue

Huge house with a fun backyard- find movie theater room, but a comfy upstairs that makes you feel right at home. Spacious kitchen. Kids loved playing countless hours at pool and listening to music.
We had lots of FUN here in Westminster at this unique home! The home was just like the pictures, with seriously fun amenities inside & outdoors. My group was seven 30-yr olds for a bachelorette party and we each felt right at home with our own comfortable beds. Brandon has everything you may need during your stay and made check in/out seamless. The location of the home was nestled in a quiet neighborhood and is great for explorers ~ 30 minutes to Boulder, Morrison, and Golden. 20-30min to downtown Denver! I would highly recommend this Airbnb to any group looking to have fun.

Brandon was an excellent host. He answered all of my questions very timely and even helped troubleshooting through my inquiries. He was polite, responsive and I truly felt like he did everything he could.
A few things to make note of - that doesn’t change our opinion of our stay- just helpful in planning. There are 2 bedrooms downstairs but all of the bathrooms are upstairs. It wasn’t an issue for us just making note.
The backyard is as described but it’s only a small portion of the yard not the entire space. We didn’t use it much but it’s a cute set up.
The house is fun and exactly as pictured. The billiards table was a favorite among my teenagers. The kitchen has cooking spices, olive oil and a few pots/pans to make a meal. The fridge doesn’t have a tap water option or an ice maker but we just bought bags of ice and bottled water. Again, just to make note. It doesn’t change our opinion.
We enjoyed our stay in Colorado and are really appreciative of Brandon.

The place was nice and had ample space for 10 and all the amenities we needed.
The pictures were great but were def taken when place was fresh. The property could be great with a little TLC. The curb appeal was awful and we drove by the first time(weeds, dead grass, giant crack in porch). The interior, while fun was very tired and in need of attention-worn dining table, rugs/floors could a deep clean. Primary shower had giant crack in tile floor-also no door separating bath/closet from sleeping area. One tub had duck tape? so we didn't use-shower in laundry room had a good leak. On another note, if there are any mobility issues the stairs to lower bedrooms and movie room are really steep/narrow-thankfully handrail is secure. Beds were comfy. Overall ,the stay was good, but again, a once over to fix the wear and tear would make the place great again!

This was hands down one of the best Airbnbs we’ve ever stayed in. Truly exceeded expectations in every way.
The home is incredibly well set up—everyone had their own room and their own towels, which made the stay feel comfortable and organized from the start. The washer and dryer were a huge plus, and everything throughout the house was clean, functional, and thoughtfully prepared.
The space itself is amazing—tons of natural light, vibrant colors, and just an overall great energy. The patio and driveway were perfect for our group, and the entire home had an inviting, fun vibe.
The movie theater and entertainment features were a huge highlight—we made great use of them. We actually celebrated both an engagement and a birthday during our stay, and this home made those moments even more special.

This was the perfect location from getting to everything needed such as target, starbs, downtown Denver. The house was very clean and easy to get to. The only thing was the backyard was not exactly how photos looked, however that didn’t affect our stay much. Brandon had great communication with us!

The place was nice and a beautiful location. But there was several problems with the air bnb. For one they lied about having a grill at the place. When we asked about it they took the pictures of it off of their page and denied that there was ever even a grill at the air bnb. Yet, they had two empty propane tanks at the air bnb. The "hot tub" had no water and did not work at all. We had to buy all of our own cleaning supplies including paper towels and toilet paper when we ran out. There was two wasps nest in the firepit which made it difficult to do anything by that area. The fridge also did not work for filtered water so we had to buy our own as well. Overall the house is nice but it seemed like the host did not take care about the property the way it should be for the price.

We also mention in the “Other Things to Note” section that filtered drinking water is not provided at the property and we recommend guests bring or purchase bottled water for drinking. We aim to be as transparent as possible so guests can plan accordingly.

We had my bachelorette trip at Brandon’s place and this was a phenomenal air bnb to host at! It was girly and fun! We had a movie night, enjoyed playing games at the big family dining table and were able to make a big breakfast together with all of the kitchen utensils provided! I had 8 women total and we all felt safe at this location and everyone also had a bed to sleep in! This was the perfect air bnb!

We recently stayed at this property after enjoying another home from this management team. The beds were very comfortable, and we loved the fun, inviting interior vibe.
There were some maintenance issues: a kitchen drawer came off (my husband fixed it), some windows were missing curtains, and the master curtains were very sheer. The outdoor space felt unfinished and didn’t match the photos. The mini golf area was worn, and the backyard felt cramped with the seating area and cowboy pool nearby.
The home has great potential but would benefit from updates to better match guest expectations.

This house was perfect for our family ski trip located in a safe, lovely neighborhood. It’s close to the Denver airport and not far from Breckenridge! The house was clean, kitchen was stocked with everything needed to cook. There were even spices, olive oil that we could use! We loved how the house was decorated with bright colors, each bedroom had character! My kids loved the movie theater! Thank you Brandon for a lovely stay! I give 5 stars all around!
